1The program
Program name: Caswise. The brand is registered as Caswise and is stylized CasWise in the product interface and on this website; both refer to the same company. CasWise is community association management software used by homeowners and condominium associations in Florida. CasWise sends transactional and customer care text messages to unit owners and residents of those associations who have explicitly opted in.
Messages include assessment and payment notices, account and balance alerts, maintenance and service request updates, community and emergency notices from the association, and replies to customer support questions. CasWise does not send marketing or promotional messages and does not use purchased or rented contact lists.
2How owners opt in
Consent is collected in the CasWise owner portal, on the web. An owner signs in to the portal for their association and goes to My Account, where their contact details are kept.
Under the heading Text message notifications the owner sees the full consent wording and a checkbox labelled "Yes, send me text messages". The checkbox is unchecked by default. Nothing is sent until the owner ticks it and saves.
The owner supplies their own mobile number in the same screen. CasWise never adds a number on an owner's behalf.
When the box is saved, the platform records the consent together with the date and time, the source, the IP address it came from, and the exact wording that was displayed at that moment. That record is append-only: it cannot be edited afterwards, and a withdrawal is stored as its own entry rather than replacing the original.
An association may also collect consent on a signed paper form or in writing. Those are recorded in the same log, with the source marked accordingly and the signed document attached.
3The exact wording
This is the text shown above the checkbox, verbatim:
I agree to receive account and community text messages from Caswise: account and payment notices, balance alerts, service request updates and community or emergency notices. Message frequency varies. Message and data rates may apply. Reply HELP for help and STOP to cancel at any time. Consent is optional and is not required to receive any service. See the Terms and Conditions and the Privacy Policy.
The words Terms and Conditions and Privacy Policy in that sentence are links to the Terms and Conditions and the Privacy Policy.
4What the form looks like
This is the consent block as it appears in My Account in the owner portal, reproduced here exactly:
Text message notifications
I agree to receive account and community text messages from Caswise: account and payment notices, balance alerts, service request updates and community or emergency notices. Message frequency varies. Message and data rates may apply. Reply HELP for help and STOP to cancel at any time. Consent is optional and is not required to receive any service. See the Terms and Conditions and the Privacy Policy.
SaveShown unticked, which is how an owner who has not consented sees it.
5Opting out
An owner can stop the messages in two ways, at any time and at no cost.
Replying STOP to any message cancels them immediately. One final message confirms the unsubscribe, and nothing further is sent. Replying HELP returns the program name and how to reach support.
Unticking the same checkbox in My Account and saving has the same effect. Either route is written to the consent log as a withdrawal, with its own date and time.
Message frequency varies. Message and data rates may apply. Consent is optional and is not a condition of purchasing or receiving any service. Carriers are not liable for delayed or undelivered messages.
